The Duchy of Lancaster is a private estate owned by Her Majesty The Queen, as Duke of Lancaster.

The Duchy owns a significant commercial property portfolio, based principally on Savoy precinct off the Strand in London; as well as a portfolio of industrial / warehouse investments, a rural portfolio of 18,481 hectares of rural land, a portfolio of financial investments and a small urban residential portfolio.

The Savoy Estate in London is the largest asset in the urban portfolio, comprising mainly office and retail accommodation along with The Queen’s Chapel of the Savoy. To the north and south there is the Strand and Embankment and to the west and east the Savoy Hotel and Somerset House.

The Chapel is the last surviving building of a hospital founded by Henry VII for homeless people, the construction of which was completed in 1512 a few years after his death. It stands on the area of London known as the Savoy.


The Duchy is a private estate of land, property and assets incorporated by Royal Charter and held in trust for the benefit of the Monarch as Duke of Lancaster.


At the end of March 2019, the Duchy of Lancaster had £549m of net assets under its control, delivering a net surplus of £21.7m. These take the form of property and financial assets.

The Duchy is continually reviewing and updating the mix of assets under its management.
